Medierna \u00e4r fulla av ber\u00e4ttelser om betalningsproblem och konkurshot. M\u00e5nga bostadsk\u00f6pare fr\u00e5gar sig: ska jag vara orolig?  <\/p>\n<p>Situationen har f\u00f6r\u00e4ndrats. Enligt Association of Property Management Companies var mer \u00e4n ett dussin bostadsbolag i konkurs f\u00f6rra \u00e5ret, j\u00e4mf\u00f6rt med ett eller tv\u00e5 per \u00e5r tidigare. Det \u00e4r fortfarande sm\u00e5 siffror, men trenden \u00e4r tydlig.  <\/p>\n<h2>Gamla f\u00f6retag lider av d\u00e5lig ledning<\/h2>\n<p>En studie av Sara Nissinen, juris magister, visar p\u00e5 en tydlig uppdelning. I nya bostadsbolag beror konkurserna oftast p\u00e5 fel under byggtiden eller betalningssv\u00e5righeter fr\u00e5n byggherrens sida. Om bostadsbolagets v\u00e4rde inte stiger till en tillr\u00e4cklig niv\u00e5 ens efter renoveringen kan det h\u00e4nda att l\u00e5net inte blir tillg\u00e4ngligt.   <\/p>\n<p>N\u00e4r tiden f\u00f6r att ta itu med obligatoriska reparationer \u00e4r f\u00f6r sen kan situationen vara hoppl\u00f6s.<\/p>\n<h2>F\u00f6rfalskningar skjuter \u00f6ver skulden p\u00e5 andra<\/h2>\n<p>En annan betydande risk \u00e4r obetald ers\u00e4ttning. Om det finns aktie\u00e4gare i ett bostadsbolag som inte betalar n\u00e5gon del av sin hyra <a href=\"https:\/\/dev.oun.fi\/sv\/att-betala-av-ett-bolagslan-nar-man-koper-hus-ar-det-vart-det\/\" target=\"_blank\" rel=\"noopener\">faller ansvaret p\u00e5 andra.<\/a> Bolagets ekonomi blir lidande och f\u00f6ljden kan bli en kraftig press upp\u00e5t p\u00e5 andras insatser.  <\/p>\n<p>Situationen \u00e4r s\u00e4rskilt sv\u00e5r om aktie\u00e4garen \u00e4ger kommersiella lokaler. I m\u00e5nga bostadsbolag \u00e4r dessa belagda med h\u00f6gre avgifter \u00e4n l\u00e4genheter. <\/p>\n<p>Danske Banks Roihu s\u00e4ger att han har sett situationer d\u00e4r en tidigare aktie\u00e4gare har s\u00e5lt aktiebrev till en k\u00f6pare p\u00e5 obest\u00e5nd. F\u00f6r tv\u00e5 \u00e5r sedan var det drygt 5% av de som ans\u00f6kte om l\u00e5n som st\u00f6tte p\u00e5 problem.
